I'll be posting some guide about latest the sims 3 pets and vanilla sims 3 as well expansion packs , even though I haven't posses the sims 3 pet(craving for it) thing yet and currently living abroad.
UNicorn
Unicorn is newest playable life states ever introduce in the sims 3 pets and this creature are known for it msytical or magical distinctiveness. This guide will help you to find them.
How to find them
Unicorn
will magically appear on the current neighbourhood your playing. There
will be a beautiful dancing luminations known as aurora shown in your
map view at night (8:00 pm sims clock) ; please check daily during night
fall daily.
To Make the playable and it is not for sell

Ok unicorns are very unique life state so apparently you cannot just select it to make it playable what you need to do is you have to be friend with it obiviously.
Take it very slowly after you've made acquaintance with this creature , let your stand sim upon it and it's will start sniffing your sims hand.When relationship start to get better use the rub interaction on their neck and the relationship will go slightly faster. For that the unicorns will either dertimine to curse or bless your sims annd tis will actually effect your sim negatively or positively.
As you can see the end of 2nd paragraph title; unicorn mare or stud are not for sell to make simloan and only can be adopt.
Baby unicorns

After successfully invited this mystical to your favourite household , you can have baby unicorn either the normal horse or the specie themselves.If the unicorn mate normal there 50% chances the baby will be foal or unicorns and if both parents unicoron the foal will 100% unicorns. FYI the normal unicorns inherited any unicorns power (either mom or dad) but they the tail will be grace with sparkle and they don't run fast.

- Teleportation: wow now you don't have to use teleportation LTR when you have unicorn. Flashy rainbowy effect can be seen if the unicorn use ability.
- Bless flora : unicorn love mother nature but they can still harm it. This ability will make your plant germinate faster and revived it.(Green glowing eye & horn)
- Combustion : ignite flame on desire object i.e as pyromaniac the eye&horn will glow red using this power.
- Curse Fauna&Flora: oh! curses that's something you don't want unless your evil simmer who love fantasy, unicorn curse your sims in first encounter sometime and if they they already made playable very will then you can make unicorn curse on anyone want you . plant will start wilt and die instantly; Curse fauna this will make sims or pet get -40 moodlet the sims or pets will start to float with eminate dark effects.
- Bless fauna & cure :endowed your pet or sims with bluish aura that give the +40 moodlet and the cure will removed any unwanted ailment very helpful power.
